Property Requirements                                                                                                                                                                 

  • Location within populated areas and in close proximity to them, near busy highways, on the first line.
  • Possible access to the premises for cargo trucks (lorries) or creation thereof, clear access routes for customers.
  • The building and premises should not be located within fenced areas with separate entrances (closed bases, vehicle depots, etc.).
  • Availability of parking, exclusively for customers, for no fewer than 30-40 cars simultaneously.
  • Ability for the retail point to operate smoothly from 09:00 to 21:00.
  • Sales area approximately 10,000 square feet (in cities with a population of over 10,000), including refrigeration equipment.
  • Located on the ground floor.
  • The sales area should not consist of small rooms, no more than 2 halls.
  • Presence of 2 entrances: central (for customers) and loading with the possibility of access for large trucks for unloading, fire evacuation, based on technology and/or determination of such routes considering evacuation path calculation norms (in case of requirements of US legislation).
  • Sufficient ceiling height for operation (from 1400 inches), minimum height at locations for installing cargo racks 3.6 meters in clear "light".
  • Floors should be even, of a single level, dustproof, washable, load-bearing (marble chips/concrete floors with polymer coating/topping floors) throughout the premises, with a floor guarantee of no less than 5 years.
  • Walls, ceiling, columns inside the premises, painted in light shades/washable paint.
  • Roof should not allow penetration of atmospheric precipitation.
  • Availability of necessary utilities (water (cold and hot – boiler installation possible, connection of boiler through separate metering device), sewage).
  • Heating availability, if necessary, installation of air conditioning.
  • Electrical supply of not less than 50A.
  • Illumination of the premises not less than 400 lux.
  • Possibility of placing a refrigeration chamber sized 8%-10% of the area of the premises (700 square feet).
  • Compliance of the premises with fire safety requirements, presence of fire alarm/fire extinguishing system (with a certificate from a specialized organization), etc.
  • Presence of security alarm, possibility of connection to the Central Monitoring Station (CMS) and panic button.
  • Mandatory presence of ventilation, if necessary.
  • Availability of a ramp for unloading goods, the ramp should be at the same level as the floor in the sales area.
  • There must be a canopy above the ramp, at least 4.5 meters high, lighting for night unloading, ramp size 4 x 4 meters.
  • Possibility of telephone and internet connection.
  • Availability of documents necessary for concluding a lease agreement (certificate of ownership, technical passport, certificate of state registration of land, extract from the registry of rights or encumbrances on the property).
